New Properties of the Week in Simi Valley

Every week there are new listings that are held open for brokers only to preview. 

Today we previewed 8 homes here in Simi Valley that range from $435,000 to $875,000. 

Here are some notes that we took to share with you. 

West Simi Valley


1546 Casarin Avenue: This 4 bedroom 1 1/2 bath home is located near Royal High School. Some improvements were made to this home, it needs landscape front and back the backyard fence needs to be replaced however; it's on a large flat lot.  The rooms are a little small and the ceilings have not been scraped. The flow of the home is a little choppy. This would be a good investment property or first time buyers home as long as all of the inspections were done. Location is ok, street is not aesthetically appealing however this area is going through a resurgence of buyers coming in and fixing up these homes. This home is 1248 square feet, tons of potential and is listed for $435,000.

48 Cozumel Place: Are you looking for a home with expansive views, but don't have a million dollars?  You may want to check out this  very large two story home located on top of a hill with one neighbor next door and a large custom home behind (no worries, it doesn't peer into this home). 5 bedrooms and 3 baths, two small bedrooms are located downstairs and the main 3 bedrooms are located upstairs. This home is 2613 square feet and is listed for $769,900.

2065 Abraham Street: Single story expanded ranch home that is near Berylwood Elementary School. This home offers RV access, and has a huge permitted great room addition. Offers three bedrooms, 2 baths, all rooms are very good size. This home doesn't have a large backyard, but enough room to entertain or keep pets it does have huge RV access. This is a great home for a first time homebuyer who does not want to get overwhelmed with yard work. Sellers are a young large family looking for a larger home and the sale will be contingent upon them finding their home of choice. This home is listed for $494,950.

East Simi Valley

2034 Coleman Court: This the largest floorplan in this tract. It offers 2578 square feet  4 bedrooms and 2 baths, nice sized yard and is located on a cul-de-sac. This home will need some cosmetic updates such the flooring, light fixtures and kitchen. Kitchen is good sized, the cabinets have been been painted and there is plenty of storage. Really good sized rooms, three upstairs and and one downstairs also, there is a large loft upstairs and a skylight makes the upstairs light and bright. Master en-suite bathroom has been updated nicely. This home is listed for $669,950.

Central Simi Valley

4207 Florence Street: This home is move in ready. Home has been updated from the electrical to all of the updated cosmetic upgrades you've been looking for! Home needs landscaping front and back, however with the money that you'll be saving by not having to upgrade this home you'll be happy to add your personal touches. Although small, the home is 1097 square feet, this may the perfect home to start your homeownership. This home is listed for $469,000.

3404 Wichita Falls Avenue: Don't mind a little sweat equity and would love to live in the Texas tract? This 1252 square foot 3 bedroom 2 bath home with a pool may be the one for you. This home will definitely need upgrading. Like most of the homes within this area, the rooms are a little small and has a large lot, however most of the backyard is the pool. This home is listed for $529,000.

3124 Anderson Drive: The word to describe this home is eklectic. This is located in the unincorporated area of Simi behind the hospital. The homes in this area are on a septic. It has a huge lot, however the home being large in square footage we would describe it as a blank slate. You would want to upgrade the home in it's entirety. It's tucked away and has one neighbor that shares the access road to the property. This home would be perfect for anyone who wants rural living but wants the comfort of city amenities. The home based on the tax assessor is 1911 square feet three bedrooms and two baths, there has been expansion done on the property off of the kitchen and it is unknown if the work was permitted. The lot is over 21,000 and is listed for $659,900.

3259 Yardley Place: This is such a great street, this custom home is very large however the flow is choppy. Although the living areas are two stories, it's really tir-level. Steps up to the entrance of the home, there is a welcoming wrap around porch and on the second floor a wrap around balcony. High ceilings throughout, original windows, large laundry/utility room. Step down formal living and family rooms, step up dining room. Narrow walk ways upstairs and not a large yard which you would think you would get with this size of home. This home has tons of potential, some upgrading would need to be done

Overall, there are some good options out there. The great news for any buyer who is looking to buy now is that the sellers during this part of the year are ready to sell!
